Estimates
How pricing works
We don't post a price, because a roof isn't a product. Here is what decides yours, and when you get the number.
What decides the price
A dozen things move the number, and each one is a line on the estimate.
Roof area in squares, and the pitch
Hips, valleys and dormers
Shingle or metal, and the grade
Layers to remove
Vents, flashing and access
What the estimate includes, and doesn't
Tear-off and disposal, deck check, underlayment, drip edge, shingle, ridge, flashing, vents, permit and clean-up.
Not included: decking beyond an allowance, rafter or fascia repair, chimney masonry, skylights, gutters
On an insurance job, your deductible
What happens at the visit
We walk the ground, go up, check the attic, measure and photograph. We show you the photos on the spot.
No charge for the visit
No contract at the visit
When it's after hours
The office phone is answered on weekdays and Saturday mornings. A call after 5:30 p.m. or on Sunday gets an answer the next business morning, and a voicemail is how we know it's urgent.
After a big storm, jobs wait for crews and shingle
We give you the schedule in writing
If the job changes
A rotten board can only be found after tear-off, so the estimate states a price per sheet up front.
Any change is priced and signed before the work
No surprise at the end
When you get the number
In writing, after the visit, with the options side by side.
Repair and replacement, itemized
Good for the period stated on it

The visit
Six steps, from the call to the written options
- 01
The call
Your address, the roof's age, what you've seen, and photos if you have them.
- 02
The ground
Gutters for granules, fascia and soffit for rot, siding for dents.
- 03
The roof
Covering, flashing, vents and anything that sticks up.
- 04
The attic
Deck underside, stains, daylight, insulation and airflow.
- 05
The photos
Shown on your phone: what's wrong, where, and whether it's a repair.
- 06
The written options
Repair and replacement itemized. On a storm job, photos and an estimate you can share. You file; we meet your adjuster if you ask.
